Friends Property Management trading as FPM Building Supplies — Last updated: 1 September 2026
1. Payment & Ownership of Goods
Payment must be made in accordance with the payment terms stated on the relevant invoice, quotation or account agreement.
All goods supplied remain the property of FPM Building Supplies until the relevant invoice and all amounts owing in relation to those goods have been paid in full.
To the extent permitted by law, FPM Building Supplies reserves the right to recover unpaid goods where payment has not been received.
2. Prices
Unless otherwise stated, all prices are in Australian Dollars and include GST.
Prices, freight charges and other fees are subject to the terms stated on the applicable quotation or invoice.
3. Returns & Restocking Fees
Returns must be approved by FPM Building Supplies before goods are returned.
Returned products must be unused, undamaged and in a condition suitable for resale.
Proof of purchase may be required before a return is accepted.
Nothing in this returns policy excludes or limits any rights or remedies available to a customer under the Australian Consumer Law that cannot lawfully be excluded or limited.
- A 10% restocking fee applies to approved returns of standard steel products.
- A 20% restocking fee applies to approved returns of concrete products.
4. Fabricated & Custom Steel
NO CHANGE-OF-MIND RETURNS OR CANCELLATIONS are accepted for fabricated, cut-to-size, welded, drilled, modified or custom-made steel products once fabrication or processing has commenced.
This does not affect any rights a customer may have under the Australian Consumer Law in relation to defective or non-compliant goods.
5. Concrete Products
Concrete products may have reasonable variations in colour, texture, surface appearance and finish due to the nature of concrete, raw materials and manufacturing processes.
Minor cosmetic variations that do not affect the intended performance of the product are not necessarily considered defects.
Customers must inspect products before installation wherever reasonably possible and notify FPM Building Supplies promptly of any suspected defect or damage.
6. Delivery
Delivery dates and times provided by FPM Building Supplies are estimates unless expressly agreed otherwise.
The customer is responsible for providing accurate delivery information and ensuring that the delivery location is safe, suitable and reasonably accessible for the delivery vehicle.
The customer must advise FPM Building Supplies before delivery of any hazards, restrictions, underground services, overhead powerlines, soft ground, narrow access, low clearances or other conditions that may affect safe delivery.
7. Property Damage During Delivery
Where the customer requests or directs an FPM Building Supplies vehicle, forklift, crane or other delivery equipment to enter or operate on private property or beyond the normal safe unloading point, this is done at the customer's risk to the extent permitted by law.
FPM Building Supplies will not be responsible for damage to driveways, concrete, paving, kerbs, landscaping, lawns, fences, gates, underground services, drainage, structures or other property arising from access or unloading where the damage results from site conditions, inadequate access, concealed services, ground conditions or the customer's instructions.
The customer is responsible for ensuring the requested access and unloading area can safely support the size and weight of the delivery vehicle and equipment.
FPM Building Supplies and its drivers reserve the right to refuse to enter a property or unload at a requested location if they reasonably consider the access or unloading conditions unsafe or unsuitable.
Nothing in this clause excludes liability that cannot lawfully be excluded.
8. Unloading & Placement of Goods
Unless otherwise agreed, delivery includes unloading at a safe and reasonably accessible location selected by the driver.
Requests to place goods in a particular position on the property are subject to safe access and remain at the driver's discretion.
The driver may refuse any instruction that could create a safety risk or risk of damage to the vehicle, equipment, goods or property.
9. Delivery Delays
FPM Building Supplies is not responsible, to the extent permitted by law, for delays caused by circumstances outside its reasonable control, including traffic, weather, vehicle breakdowns, supplier delays, road closures or other unforeseen circumstances.
Customers should not schedule installers, machinery or other trades solely on the basis of an estimated delivery time without allowing for possible delays.
10. Collections
Customers collecting goods are responsible for ensuring that their vehicle or trailer is suitable for the weight, size and type of goods being collected.
FPM Building Supplies may refuse to load a vehicle or trailer where staff reasonably believe that loading would be unsafe or unlawful.
The customer is responsible for appropriately restraining and securing the load before leaving the premises.
11. Product Selection & Quantities
Customers are responsible for confirming product sizes, quantities, specifications, colours and suitability before ordering.
Any quantity estimates provided by FPM Building Supplies are a guide only unless expressly agreed otherwise.
Customers, builders and installers remain responsible for confirming actual site measurements and project requirements.
12. Engineering Computations
Copies of relevant Engineering Computations are available upon request and can be supplied by email or as a hard copy from the FPM Building Supplies office.
Engineering information supplied by FPM Building Supplies is provided for reference to the applicable product or system.
The customer, builder and/or installer is responsible for ensuring that the proposed retaining wall or other construction complies with applicable engineering requirements, permits, site conditions, building requirements and relevant laws.
Where site-specific engineering or professional advice is required, the customer should obtain advice from an appropriately qualified engineer or other professional.
13. Installation
Unless installation services have been separately agreed in writing, FPM Building Supplies supplies materials only and is not responsible for the installation or workmanship of third-party contractors.
The customer or installer is responsible for ensuring products are installed correctly and in accordance with applicable engineering requirements, manufacturer requirements and relevant regulations.
14. Damaged or Incorrect Goods
Customers should inspect goods at the time of delivery or collection where reasonably practicable.
Any visible transport damage, incorrect quantities or incorrect products should be reported to FPM Building Supplies as soon as reasonably possible, preferably before the goods are installed or altered.
Photographs and proof of purchase may be requested to assist FPM Building Supplies in assessing a claim.
15. Cancellations
Orders that have already been manufactured, fabricated, cut, modified, specially ordered or prepared specifically for a customer may not be cancelled for change of mind once processing has commenced.
Standard stock order cancellations are subject to approval and may incur applicable restocking, handling, delivery or collection charges.
16. Overdue Accounts
Where credit terms have been approved, payment must be made within the agreed credit period.
FPM Building Supplies may suspend further supply or withdraw credit facilities where an account becomes overdue, subject to any applicable legal requirements.
17. Australian Consumer Law
These Terms & Conditions are intended to operate subject to the Australian Consumer Law and other applicable laws.
Nothing in these Terms & Conditions is intended to exclude, restrict or modify any consumer guarantee, right or remedy that cannot lawfully be excluded, restricted or modified.
18. Acceptance of Terms
By placing an order, accepting a quotation, paying an invoice, collecting goods or accepting delivery of goods, the customer acknowledges that they have been provided with or had reasonable access to these Terms & Conditions and agrees to be bound by them, subject to applicable law.
IMPORTANT
Customers must ensure that delivery sites are safe and accessible and that all products are suitable for their intended application before installation.
